Ownership

Moving into a Retirement Village is one of the most important decisions you will make at this time of your life.

Majestic Gardens Estate recognises that your retirement years should be among the best and most satisfying years in a person's life.

Towards that idea, our Village creates an environment where privacy is respected - yet companionship is only a neighbour away. The Village is a place where people are free to come and go as they choose without a worry, it is a place of independent living without the burdens of home maintenance.

A world where changing needs are met and future security and care are assured.

Majestic Gardens Estate is property held under leasehold title. Your lease is for 99 years and security of tenure is guaranteed by registration of the leasehold interest at the Land and Titles Office of NSW.

If and when the villa is resold, a new 99 year Lease is registered.

Advantages of this Form of Title 

With this form of title, you do not pay stamp duty on the purchase of the property. This saves you around $17,590.00 on a property costing $500,000, as an example.

Because of this leasehold arrangement, you are buying at a highly discounted purchase price. Freehold or Strata title on these properties would usually sell for approximately $30,000 to $100,000 or more.

You get to use this money for your personal use that you would otherwise have had to use to purchase the property.

Finally, you know exactly how much you will pay when you leave Majestic Gardens Estate.

What you get back when you leave....

Upon leaving, a departure fee is payable and is calculated at 5% each year up to a maximum of 7 years or a maximum of 35% of the RE-SALE PRICE.

You get the advantage of the 100% capital growth from the Villa.

You sell the Villa yourself and you choose your agent.

This is an excellent way to take advantage of the increases in real estate as it appreciates in value.

 

Weekly Maintenance Levies

There is a weekly fee currently set at $135.00. This covers council and water rates and usage, building insurance, general maintenance, lawn mowing and care of the gardens.

It also includes maintenance of community grounds, electric entrance gates, footpaths and management services.

These weekly fees may also be subsidised with Centrelink concessions to approved applicants.

Each Villa has its own electricity, gas meter and telephone outlet. The resident is responsible for payment of these services.

Living At Majestic Gardens Estate

Village Security 

It is our job to ensure that the Village is generally and reasonably secure. However, chains and bolts must not be fitted to external doors of your premises as they could prevent emergency help.

You must not change the locks on the doors for any reason. To prevent theft, we encourage you to check that all windows and doors are locked in your absence. At the time of entry to the Village, residents will be issued with two keys to their Villa.

Pets 

Most dogs, cats and other small pets are welcome. There are a few rules about keeping control of your pet designed to protect the safety and comfort af all residents.

Visitors 

The Estate is your home, and as such, relatives and friends may visit at any time as long as they respect the right of other residents and visitors to their quiet enjoyment of the village and its facilities.

 

Visitors Car Parking 

Villas numbered 9-15 have front access on Majestic Road. There are a total of 4 car parking areas within the complex. Visitors are encouraged to utilise these.

Gardens and Access Road

The upkeep of individual gardens provided with your unit is our responsibility. However, if you feel you would like to take care of your own gardens or redesign the one we offer you, this can be arranged with Management.

Medical

Upon you taking up residence with Majestic Gardens Estate, we ask you to complete a 'personal information form'. These forms ask for such details as name, next of kin, In Case of Emergency information and so on.

This form helps us to help you if needed and is held under conditions of strict confidentiality.

 

 

Illness and Accidents

If you become ill or have an accident, we encourage you to seek medical advice immediately. Family members may arrange assistance with cleaning, personal care and meals.

Electrical Appliances 

For your safety, all kettles must have cut-off switches, all toasters must be automatic and power points must be turned off when not in use. We also encourage residents to have their electrical blankets tested by the manufacturer once a year.

Dispute Resolution 

When living in any form of communal setting, it is inevitable that disputes may arise. The Dispute Resolution Charter (available on request) aims to provide residents and Management with the means by which disputes can be settled in an easy, informal and inexpensive manner.

 

 

 

How The Exit Fee Works

The exit fee can be somewhat difficult to comprehend as there are many variations amongst the retirement villages today - all legitimate but all very different. It is very important to understand this key element before you invest into a retirement village. We recommend you have a full understanding of the exit fees and how they work prior to investing into your new home.

Research shows that in many villages, an immediate loss occurs the day you sign up. Some exit fees are lower than others, and there are some that don’t have exit fees at all but have a higher upfront ingoing contribution (i.e. the purchase price). Some villages offer a percentage of capital gains, others don’t offer any at all.

At Majestic Gardens Estate, the exit fee is calculated at 5% over a maximum of 7 years, totaling 35% which is deducted on the overall re-sale price of the unit. However, Majestic Gardens Estate is unique in offering a full 100% on the capital growth to the owner. These are some of the various options for retirement villages:

1.    No capital gains
2.    50% capital gains
3.    100% capital gains 

Let me give you a brief example of what each of these look like:

1. No capital gains. “Ingoing Contribution” $450,000.
Let’s say the exit fee terms are 7 years x 5%. The property is sold at the end of 10 years for $730,000. The exit fee is 35% x $450,000 = $157,500.
You would receive back a total of $292,500.

2. 50% capital gains. “Ingoing Contribution” $450,000.
Let’s say the exit fee terms are 7 years x 5%. The property is sold at the end of 10 years for $730,000. The capital gain is $140,000 or 50%. The exit fee is 35% x $590,000 = $206,500. You would receive back a total of $383,500.

3. 100% capital gains. “Ingoing Contribution” $450,000.
Let’s say the exit fee terms are 7 years x 5%. The property is sold at the end of 10 years for $730,000. The capital gain is $280,000 or 100%. The exit fee is 35% x $730,000 = $255,500. You would receive back a total of $474,500.

Another example is our sister retirement village, Hopelands Estate, Wallsend:

Purchase Price was $345,000.
Re-sale Price will be approx $580,000.
Exit Fee will be 35% x $580,000 = $203,000.
The return for the owner on the unit will be $377,000.
This 100% capital gain keeps the initial purchase price intact.

The example further explained:

Purchase Price is $450,000
After 10 years, if you were to sell the property, given an average of capital growth being 5% per annum, you would re-sell the property for approx. $730,000.
The Exit Fee would be maximised out at 35% x $730,000 = $255,500.
You would be left with $474,500.

In general, this method allows you to keep your initial ingoing contribution intact. Obviously, there are variations to this equation where capital growth can vary, however the greatest advantage is maintaining 100% of the capital gains.
