Greetings from Tina's Desk
For our Lithgow office we have had a huge start to the year with our leasing of 12 properties in the month as at the date of writing this column. This has seen us mega busy with getting new tenants moved in, ingoing reports and outgoing reports all being completed and applications approved. It has been a really positive start to 2025 for us.
As I mentioned in our last newsletter, our main focus for the start of the year will be around the upcoming new legislation for residential tenancies. Our office will be making sure that our property managers are all trained around the new legislation and that we have a full understanding on how it will translate for us on the ground and in practice, so that we can properly advise you around the new rules and regulations. We are planning on running some education sessions around this as well, and we will let you know when these are booked, so that you can either choose to attend in person or via an online method.

Understanding Routine and Outgoing Inspections
I’d like to take a moment to clarify the differences between routine and outgoing inspections, as understanding these distinctions is crucial to effective property management and ensuring the smooth upkeep of your property.
Routine Inspections:
Routine inspections are conducted to assess how well the property is being maintained by the tenants. These inspections typically last around 15 minutes, during which we perform a visual check both inside and outside the property. We look for any visible issues, damages, or breaches of the lease agreement. While we provide you with a detailed report and visual documentation, please note that the inspection may be limited by factors such as tenant belongings or furniture placement.
Outgoing Inspections:
Outgoing inspections take place after the tenant has vacated the property. This gives us the opportunity to perform a more comprehensive assessment, comparing the current state of the property with the original condition report. We ensure that the property is left in a similar condition to when the tenant moved in, factoring in fair wear and tear. Without the tenant present, we can conduct a more thorough inspection, identifying any hidden issues or damages that may not have been apparent during the tenancy.
Challenges and Solutions:
We understand that moving can be a stressful experience, and sometimes tenants may miss cleaning or maintenance tasks during the transition. In these cases, we arrange for professional cleaning or repairs as necessary, often covered by the tenant’s bond. While most situations are resolved amicably, disagreements may occasionally arise. In these instances, we work to facilitate negotiations or, if needed, assist with tribunal involvement. Our goal is always to ensure a fair and equitable resolution for all parties involved.
