Your profit will be realised when you attract a buyer who will inspect your property on the surface and obtain an independent pest and building report that will influence their final purchase decision.

With this understanding, we have constructed this Property Improvement Plan (PiP) in a way that clearly works to your final moment of truth.

So let's get started with your Property Improvement Plan.

About your home

Thank you for the opportunity to conduct a full appraisal of 11 Maher Ave East Maitland. The property is located in a great location within the established East Maitland Community. The home is surrounded by dwellings of a similar age and constructed type with brick piers, weatherboard cladding, Colourbond roofing and timber decking. 11 Maher Ave offers 4 bedrooms, 2 living areas, 2 bathrooms and an additional toilet off the laundry. Make a preemptive strike and undertake a pest and building inspection

These days most people will make their offer to purchase conditionally upon obtaining a building and pest inspection.

So having your home inspected for structural and termite damage before an offer is accepted can be highly advantageous.

Why?

It gives you control over the selling and negotiation process. If no issues are found, you will have peace of mind knowing any future purchaser won't be able to use any problems as a means to negotiate the price down. Should an issue be found, you can take action to resolve it before your home is listed for sale.

Forewarned is forearmed

Even though your property may appear to be structurally sound and there is no visible indication that termites, subsidence or mould is present, there could be hidden problems lurking in the foundations, roof, plumbing or walls that only a professional can identify.

Many people are worried that building and pest inspectors may uncover some terrible truths about their property. For many, this concern stops them from having an inspection. But is that logical? If something is wrong with your property wouldn’t it be better to know before you put the house on the market? Being forewarned is forearmed and puts the power in your hands. Being aware of any issues with your property allows you to take control and have them fixed and doesn’t erode your position when you put your house on the market.

A pest and building inspection report empowers you

While many buyers will still insist on having their own pre-purchase pest and building inspections conducted, showing them the reports you have had prepared over the time you have owned your home shows them you have nothing to hide about the condition of your property and gives them less ammunition to negotiate as well as peace of mind that they are making a sensible purchase.

At the end of the day, pest and building inspections aren’t deal breakers and it’s what we find out right now that will protect your eventual sale price and final profit. These reports are generally low in cost yet they could be the vital knowledge in future negotiation that saves any sale and protects your profits.

Let's Review

Please take some time to review your report in detail. The list of recommendations we have provided are based on the details from this report. This is a great time to discuss your questions, concerns and opportunities once you have revised this information. (By the way, these reports contain a lot of disclaimer type information due to industry standards. It’s important only to focus on the summary and the agents advice as they are general in nature)

Think like a purchaser

The golden rule of thumb is - if something needs to be repaired - fix it! Walk through and be picky - try and see what a potential purchaser will see, not what you have overlooked for years. Make a list of repairs and improvements that need to be made.

Buyers will mentally add up their perceived costs of repairing all of those minor flaws and end up with an amount that is generally much higher than your actual costs will be. You may believe the repairs are insignificant, however the buyer may question the maintenance and upkeep of the rest of the property. Necessary, noncritical minor repairs and perceived owner neglect will either lower the price or lengthen the time to sell.

Your property improvement plan ( PiP ) is a list we have prepared of recommendations which are categorised into a simple table of A,B & C

Your agent will discuss the improvements in details and the reason for the advice looking at the return on investment.
